Why are townhomes listed along with single family homes? My search clogs with THs.


Probably due to limitations in Zillow search parameter, because single family homes and townhomes are independently owned real estate (as opposed to to condos, which have shared (%) ownership). If you work with a local realtor, he or she can utilize MLS software features that will exclude the townhomes, and alert you only to new single family listings and market changes.

How far "Behind" is Zillow typically?


As I have observed, property listings syndication data vary by the source of the feed.  In some cases, changes in listing status (including pending and SOLD) as well as price reductions are not reflected without agent intervention, while others are fed directly from an MLS source and listings reflect current pricing and no longer appear once they go pending.  Its tricky for both buyer AND agent as there are hundreds of syndication partners with varied information.

If you're preparing to sell your property, look carefully at RECENT sales in YOUR neighborhood.  Has there been a comparable property SOLD in the price range you seek? Appraisal values are very competitive and its unlikely that an $8,000.00 higher sale price baseline will be established with the sale of your property,Are you refinancing your mortgage and need more value? Same rule applies.If your market research indicates the value goal is reachable, its time to engage the elbow grease!  (1) "Q-tip clean" and odor-free throughout every nook and cranny. Buying a House


When your offer is accepted on that "perfect" new home, be prepared to allow 10+ days to get through the inspection period, and AFTER that, another 15-20 days for appraisal and final loan commitment. (During which time preliminary title work and abstracting gets underway). For many buyers, final settlement "CLOSING" is very typically 30 days from agreement date, but prepare to be flexible if need be.  Also, financing products differ in processing time (i.e. FHA -vs- Conventional, VA, USDA, etc), so 'know well thy lending details" and enjoy!

Well, here it is a glorious "Indian Summertime" in Black Hawk county, and in the last couple days the pesky yet apparently harmless tiny creatures are swarming into every nook and cranny!  Anybody have a solution other than a vacuum?
