Sold a home in 2015 in West Samoset, Bradenton, FL 34208.
"We met with Rick when we decided to list our house because he was very active and visible in our neighborhood selling other homes- The Inlets at Riverdale. We decided at that point to list with another realtor who was a friend of a friend. It turns out she didn't know what she needed to about the community and market relative to what Rick knew and it was clear 3 months in that she wasn't working all the channels needed to sell our home.
So we circled back to Rick after 3 months with this other realtor like dogs with our tails between our legs...because we should have just gone with him from the get go! He listened to the situation to best understand our frustration and needs moving forward. He was ready to jump in and get our house sold within minutes of our conversations to transition the listing to him.
He did everything he needed to and more to get the house in mint condition! He even encouraged us to invest in upgrading the kitchen appliances from white to stainless steel. This was something we didn't want to do but he explained that we were up against new construction. If we invested, roughly $1200 at HH Gregg- which by the way he had already researched, it would more than pay off! He was right and convinced us to do so. He re-staged, he mulched, fixed the mailbox, etc. My neighbors would call me in Georgia and ask if we were paying him on the side because they noticed him at our house all the time doing things to improve the exterior, interior, etc. Considering we had already moved, we needed someone to take that ownership and do what was needed to get good offers and sell our home.
We couldn't have been happier with him and his overall services. He went SO above and beyond for us from the second he received the listing. It was WAY beyond what we expected from a realtor. He was a true partner in this process and earned every penny of his commission.
We'd highly recommend him to anyone and everyone looking for a world class hard working realtor!

As everyone knows, the Florida real estate market has been soft for the last few years. I listed my house for sale in late 2012 with agent Rick De Barros. It took a little over one year to eventually sell my house at what I thought was a fair and reasonable price. During that time, Rick did everything reasonably possible to assist with the sale of the home. This included multiple open houses, suggestions for improving buyer appeal, marketing in various media, and constantly staying in contact and offering invaluable feedback and encouragement.
If you are considering a sale in the Apollo Beach area, I would definitely suggest you give Rick a look. You won't be disappointed.

"Rick De Barros is a terrific real estate broker!
Our house had been on the market for six months with another real estate broker without a single serious offer but houses were selling in our neighborhood and we were not overpriced. We cancelled that contract. Then we found Rick De Barros and never looked back. Since we had already moved out of the area about 250 miles away, he met our concierge at the house and within 24 hours had made many recommendations at very minimal cost which greatly improved the showing of the house. The previous broker had said the house was OK and didn’t need any improvements for selling it.
Even though the house did look “OK” he told us it was not “catchy”. Rick made many suggestions to improve the sales appeal of the house. (Rick not only has all of the real estate licenses he also has his college degree in design and architecture and worked in those fields for some years before entering real estate.) He said we should wash the outside, paint much of the inside, clean the floor grout (the house had beautiful floor tile everywhere), repair some minor problems, change the kitchen sink back splash, install crown molding on the kitchen cupboards and hire a staging company to furnish the rooms attractively. As we mentioned before we live out of town so we hadn’t met Rick in person but our concierge believed he was trustworthy and knowledgeable so all of this discussion was by email and telephone. These changes would cost about $5,000-6,000 on a $450,000 house. We discussed paint colors, backsplash tiles, staging and the repairs with him and told him to go ahead.
Rick then took over. He contacted various vendors, took bids, got the lowest prices and hired them. He picked out and bought the paint and tile. All the while he met the vendors at our house and supervised their work to a very high standard. Lastly he had the stager furnish the house and then he was ready to put it on the market. He had a photographer take indoor, outdoor and drone aerial photos and put them on many real estate websites including his own at Century 21. All of this discussion and work took three weeks and the house was ready to sell. We discussed house price with him and decided to go higher than the price we had previously asked with the first agent.
He then contacted all the agents who had left cards previously and encouraged them to come to open houses and to preview a very different home before opening the house to buyers. Within a day we had two offers including the one that we took. The offer was at a premium to our asking price.
We greatly wish we had known Rick six months earlier and we could have saved a lot of money in upkeep and reduced our stress. Rick took care of everything and we did not have to make a single trip to Bradenton. In fact we didn’t meet him face to face until just prior to closing. We were able to take care of closing long distance as well.

I was a first time home buyer and did not have the first clue what to do or what to consider in the process all I knew is where I wanted to live and my price range. Rick help me navigate all the waters that go into buying a home from getting loan approval negotiating a final price of the home. Helping my know about the other homes that have been bought and sold in that area in the last year. Negotiating with the seller to make sure that I was taken care of in terms of the shape of the house as far as repairs needed before closing and was with me from showing me the listing to showing up for my closing. I could not have done it without him and I really appreciated all the help that he gave my. I highly recommend him and would definitely work with him again the next time I need to buy or sell a home.
