I've seen both that looked great. It depends on the overall look and style of your house. There is some great software that some pros use to show you what each might look like after the project is complete, you might research that. Myself, I love to see the wood. best of luck

No need to get yourself in a mess over someone who probably just stuck a number on a site and might not even want to realistically sell their home. watch your own back. best of luck
If the buyer put an offer on your property, then it's certain that you can't sell part of it to your neighbor in the meanwhile. If you're sure then I would ask the current buyer to release you from the current contract, explaining that your neighbor wishes to buy the small portion. Then when thats settled(hopefully quickly at the title company) then you can reenter a contract with the buyers you have now. One thing at a time. Is it worth risking running off your buyers to sell this small portion? best of luck

Sometimes tax appraisal districts use market value to determine assessments, but not all do. I would recommend you have a realtor, at least, prepare a cma(comps) for you to see what has actually sold and for what in your area. How would the average buyer find your house in this gated community without a realtor? Best of luck.
