Josh is great. He is very knowledgeable about the area as I was relocating to Keene, and had to get up to speed quickly. We discussed my housing needs, and reviewed a number of possibilities. He was very accessible and prompt in returning messages and was a great resource all the way through the closing process. I would highly recommend Josh. Tony.

Josh was incredible throughout the entire process of me purchasing my first home. My job actually took me out of the state for two weeks right in the middle of everything including my home inspection. Josh was there for me and helped me make some tough choices and decisions, that I desperatley needed assitance on. When the entire process threw us a few curve balls he had all the solutions and facilitated them as well. Most importantly Josh was there for me when I needed someone to be real, honest, and sincere about the biggest decision I had made in my life so far. I felt comforatable and confident with Josh as my Agent and when I grow out of my current home, I know Josh will be there to help me sell it and purchase something new!

When I was searching for a buying agent I came across some reviews of Josh from his clients. I was struck with the many positive things said. One woman talked about how when other people didn't follow-through with what they were supposed to do, Josh rolled up his sleeves and finished the cleaning work himself (in dress clothes).
Josh was fantastic! After the the city driving tour that he took my family on, my 10 yr-old daughter said she loved him. She doesn't say that very often about strangers.
Josh rolled-up his sleeves with us too...not only in above the call-of- duty work; Josh also showed supreme class and generosity in the final hours of my closing.
Here's what happened. An hour before closing, at our pre-closing inspection, we were dumbfounded to find that one room had cat urine damage to the carpet, and all the 'custom-made window treatments' that were supposed to stay with the house, were taken. Josh demonstrated excellent leadership and judgement in lining-up his employees and professional contacts to clean/treat the carpet, and re-install the drapes- at his cost! All this helped aliviate a confrontation, extra frustration, and potentially, a delayed closing. Out of four house sales, and two purchases, Josh is the best agent I have ever dealt with. He's the only one that I would want to do something with outside of business. He's warm, personable, and very astute at his job. I always felt that he had my best interest in mind.

I'm a tough person to deal with, as i am very thorough. I can try a person's patience easily... I found Josh to be extremely patient and understanding to my situation. WIth the numerous home visits, he was able to profile the home I sought and didnt waste my time with homes i would not be interested in. His quick reactions allowed me to place a bid on my home well before anyone else had the opportunity. His assistance understanding all the jargon behind the paperwork was very helpful as well.

He went out of his way to help us market our home, including doing physical work to make it appear nicer. Our property was under contract within 48 hours of the effective date of the listing. I would recommend Joshua to anyone seeking a true concerned professional Realtor.

We enlisted the services of Joshua Greenwald to sell our house in Keene in May of 2011. Time was a significant consideration for us as we had accepted jobs in another state and were in need of selling our house quickly so that we could move without having remaining obligations in New Hampshire.
Josh was one of two listing agents who visited our house to discuss a pricing and staging strategy that would get our house sold within 6 weeks. With the housing market as slow as it is, that was a tall order to fill. Of the two agents, Josh actually suggested a lower listing price, but presented his case using recent real estate data that supported his number. We decided to use him as our listing agent before he even left our kitchen table.
Josh was honest about the things we needed to do in order to stage the house properly. Fortunately, the list wasn’t very long. At one point he suggested that I touch up the paint on an exterior door that had been scuffed up. He then grabbed a paintbrush and helped me paint it while we discussed how the listing was progressing. Josh’s photographs and description of our listing were tasteful and presented our home in the best possible light.
One of Josh’s best attributes is his ability to generate showings that we might not have otherwise gotten. If there were clients with another agent who were looking at one of his other listings who decided that they weren’t interested in that listing, Josh would suggest that they come over and take a look at our home. As a result, we had two showings before the home was even listed on MLS. In the first three weeks just was able to generate 10 showings (I kept careful count). After 5 weeks, Josh had managed to show our home a total of 15 times, and had our house under contract in that 5th week, a full week before we were hoping to have it sold.
In terms of showings, it is important to note that Josh is present for each and every showing. He does not put a lock box on the door and leave it to your house to sell itself. In our case, we had done considerable work to our home over the time in which we had lived in it. Josh was familiar with what we had done. In our first meeting he listened carefully as I detailed each and every improvement that I had made over the past four years. He was then able to talk about all of these changes that we had made with the buyers who were touring our home. This is something that the house could not have done on its own.
I have no doubt that Josh Greenwald has one of, if not the best, grasps on the local housing market in Keene. We bought our house in 2007 and were under no illusion that we were going to even going to be able to break even in terms of what we paid and what we were going to be able to sell it for in 2011. He demonstrated a great deal of empathy for this financial reality, coached us through the process, and kept our spirits up as best he could.
Despite the lingering ugliness of the market, Josh was able to help us negotiate an offer that was over 97% of our original listing price. He helped us to obtain a closing date that favored our situation and dealt with all parties with his usual brand of honesty. He was present for the home inspection, helped to negotiate the remaining items that needed to be done and even found reliable contractors who could do the work quickly and for a very reasonable price. He quickly contacted and worked with a title company to help us sign over the deed and receive our HUD statement before we had to leave town. He also agreed to serve in our stead at closing after we signed a power of attorney since we had already moved halfway across the country.
I think it is pretty obvious that I would highly recommend Joshua Greenwald to anybody who is considering selling their home. If you let him do his job, you won’t be disappointed.
