How can I determine an approximate value for my current home?

You have a few options. For a general value you can check the Zestimate on Zillow, or the best way to determine the approximate value for your home is from a realtor who can perform a comparative market analysis. Zillow won't take any improvements you've made to your home into consideration, but a local realtor will. An appraiser can provide a more exact analysis of your home and comparable properties, but it will cost a few hundred dollars.

Answer

It is possible to get a loan with a 593 credit score, but it does depend on a lender. Contact a few lenders and see what they say. Your realtor should be able to put you in touch with a few local lenders who will be able to work with you.

Have anybody used the Zillow CMA to price your home?

Answer

The Zillow CMA tool will give sellers a general idea of the price they can expect to get from their home, but I agree that you should mention that actual price may vary. I still recommend contacting a local real estate agent who is familiar with the neighborhood and can price better based on updates and condition of the home.

As a home buyer, would you consider purchasing a home without using a Realtor?

Answer

It is only going to help the buyer to have their own representation in the purchase of a home. It isn't any cost to the buyer and they will only benefit by working with a buyer's agent who has their best interest in mind. It makes negotiating the purchase and inspection repairs run smoothly and there is a lot less for the buyer to worry about. In my opinion, it won't hurt, it can only help!
