Sold a Single Family home in 2015 for approximately $1.025M in Villa Park, CA.

We dealt with Adam on sale of mom's estate home and current home and Eric on purchase of new home. They seem to have things divided up that way. They have an excellent and responsive support staff - Samantha and Dan. It had been quite a long time since we bought/sold property and they guided us through the entire process.  More Less

Sold a home in 2015.

A little background on my situation- we bought our condo at the height of the market in 2007, before the housing crash. We were underwater for the whole 8 years that we owned the property; with my family growing, we needed more space and decided we must sell the property at a loss. We did not have time to wait until home values increased to break even.

At first, we decided to hire a big name agent in Brea, thinking he would provide the best chance of selling our condo. He said the first 21 days once a property is listed is most crucial, so we moved out to avoid the heavy foot traffic that is expected. We thought this sale would be a slam dunk because whenever any property in my community is listed, it sells almost instantly. We received only 1 offer the first month, which we accepted, but it fell through before we opened escrow. After 6 months on the market, no other offers. We even asked for feedback from the showings to see what they did not like about our condo, but the agency had no answers. We were annoyed because we did everything in our power, including the huge inconvenience of moving out, to make sure our property sold quickly. We held 5 open houses. Throughout the process, we worked solely with the realtor's assistants, and not the "big name" realtor himself. We decided to take the property off the market because we were discouraged.

When we decided to list again, a friend of mine recommended Adam Brett, and it turned out my wife knew who he was because he was a patient of hers. We interviewed him and brought up all of our concerns about our previous attempt at sale, and he addressed all of the issues. He even suggested a different strategy to sell our home, which was the complete opposite of what we did before- we decided to trust him because he knows more than we do when it comes to selling a home.

What I like most about Adam is that he embraces the digital age in which we currently live, and uses state of the art technology to market and sell a home. Along with the beautiful HDR photographs, he provides a "virtual tour" of your home so that prospective buyers can see what the property looks like online. Also- whenever somebody views your home, you automatically get an email stating so, and online feedback is automatically requested from the buyers' agent! We knew exactly how many times our home was being showed, what the buyers liked or disliked based on the online feedback, and whether their buyer is planning on a second showing or making an offer.

Prior to the open house, we had multiple offers already- after the open house, we had several competing offers. We were actually on vacation during the open house, and Adam emailed me all of the offers as they came in. What's great about Adam's service is that everything is done digitally, so we could digitally sign through the email to make counteroffers or to accept offers. Sure beats having to receive an offer through email, print it, sign it, scan it, and resend the email!

We ended up accepting an offer during the vacation, and opened escrow when we got back. Escrow ran smoothly and efficiently- we closed in about 3 weeks.

I highly recommend Adam Brett to sell your home. When we signed with him, he was the one working with us, not just his assistants. He was readily accessible through texts, emails, or phone calls, and responded right away. He employs the best technology in this digital age to help sell and market your home. He has the best strategies to market your home to get the best results for you. Thanks to Adam, we can move on and find our dream home!
