I am a first time home buyer, and I am looking for a realtor in Orange County CA area. Help needed?
Answer
You will want to make sure that you choose an agressive Realtor in today's market that is very active and can dedicate time to you as a buyer. My team represents the most buyers in Fullerton and I can provide you a dedicated sales individual who only works with buyers and specializes in knowing inventory in Orange County. Please give us a ring as I know you will enjoy the service..
HOW LONG DOES IT TAKE FOR ZILLOW TO POST NEW LISTINGS?
Answer
Zillow does not directly port your listings unless your brokerage subscribes. You will need to either manually enter your listing or use a syndication site such as vflyer or postlets.
I've changed some photos and the listing disappeared from Zillow...what is happening?
Answer
William,You may need to 'claim' the listing - or re-input it. I would encourage you to use a service like vflyer to syndicate the listing - as it will pull all your photos and information.-Adam
Why do the prices per square foot differ for the same street and next door neighbors? 250-302
Answer
Vince nailed it. Bigger homes equate to lower sqft prices. Smaller homes have much higher sqft values.Zillow gives a pretty big range for properties - but bases these values on average sq ft values. A smaller home would be at the lower end of the range - while a bigger home would be at the upper end. This does not take into consideration any upgrades, views, or other amenities that would increase the price.
I am looking for a home in a Senior community. I don't find a catagory for this.
Answer
Cindi said it best. When looking for Senior Communities - you will want to link up with an agent who is very knowledgeable about these homes. In any given city there will be a few different types of senior housing. Those which are resale properties and not run by a corporation. In Fullerton look on Ford Ave and Brea Blvd. There are properties which are semi-assisted and you purchase a unit - but these do not cooperate with brokers. There are properties which are fully assisted - like Morningside - and have condos to villas - but you will need to visit them in person and talk to their in-house sales staff to get more information.I know a lot about this housing as I am trying to get my grandmother to move closer to me.Best of luck in your search.
rent to own?
Answer
This does exist - but rarely done. In an unstable market - when prices are deflated - there is not much motivation on the seller's part to lock in a price - when most likely over the course of a few years prices will appreciate. There are websites dedicated to these types of listings - but I would stay away from them as they have a great possibility for litigation if the market swings one way or another.
Has anyone heard about a termite inspection only doing the first floor and not the second floor.
Answer
I have heard of everything - but in this case it is a partial report - or a "Limited Report" in termite lingo. A "Complete Report" would include all attached structures to the home - and if selected - any detached decks, garages, fences, or wooden structures. For a lender to be satisfied with a Section 1 Clearance - you would need all floors inspected and cleared.
Is this property sold? If, not what is the status? 6343 Windy Ridge Way, Lithinia GA 30058
Answer
If you are looking to contact the owner you can always knock on their door. Phone numbers can sometimes be obtained by a reverse lookup on whitepages.com.You can also write a letter to the seller.I can get you the seller's contact information if you would like - but I would not post it for the world to see.
