Your best bet is to contact a realtor or a few realtors who can come to the house and give you a TRUE estimate based on location, condition, size and comparables.Its not something you can simply "look up".  It should be done by a true professional realtor.Best of luck to you

Every seller and agent has the right to negotiate a commission.  The standard in NJ is between 5 and 6 percent

Do I need a buyer's agent for new construction?

its always worth having a Buyers agent,  As an Accredited Buyers Representative, I can tell you that a Buyers Agent is your advocate for fair dealings and to explain the process to you.  New construction and home buying in general is quite daunting.  You need someone who "has your back"!

you are doing yourself a huge disservice listing your home by yourself.  Go to the Zillow realtors in your area and find a true professional.  Trust me, we are out there.  Read realtor reviews under their names.I wish you the best of luck!!

How to market a mixed use property?

I completely agree.  A realtor can list your property in multiple places.  I had a listing that was a sale, rental and commercial.  It was listed in all three categories.  Check Zillow for your location and find a great realtor to do it for you.  Good luck!!

This is not a short term rental.  The way rentals work are mostly yearly leases.  You are better off staying in an extended stay hotel for the 3 weeks you will be here.  I wish you the best of luck and enjoy your vacation

Agent open houses and commissions

showing a FSBO almost always results in transaction issues.  First, the sseller is not represented by a realtor and is generally not educated in the selling process.  In my experience it has never worked out well for either party.  You are better off speaking to your agent and asking them to do what you wish.  If that does not work, speak to the agent's manager.  They may be able to provide you another agent in that office to help.  If none of that works, ask for a withdrawal and unconditional release and get yourself an agant that you feel will do the job!!  Best of luck
