Answer
Please disregard the link in the initial post, it is not working.  This property has 2 bedrooms on the first floor and 2 bedrooms on the second floor and 3 full baths (tub w/shower).  You may view pictures here.

How much can I expect to get discounted off asking price from builder (on new home)?

Answer
The answer to this question depends heavily on the builder and the market in the area your are purchasing.  Some basics:  If the builder has little inventory and their homes are selling rather quickly, don't expect much of a discount because they don't need to.  They already know someone will come along and pay them what they are asking.  If the builder has lots of inventory and sales are slow, you should be able to get a decent discount.  The amount of discount will depend on the builders profit margin, the age of the home you are interested in, other incentives being offered, etc.  In our area, we have builders bringing money to closing to pay off loans just to get rid of the homes (meaning they took a loss on the home just to get it off their books). Your best weapon will be a Realtor who specializes in new home sales and has good negotiating skills.  Have your Realtor perform a CMA for the area and pull a PAR History report for the builder's current and past inventory.  This will give you a better idea of what you can get the house for.If you are local (Houston and Surrounding Areas), we have a team that specializes in New Home Sales, just visit [link removed by moderator]  for more information.  From your post it appears you are in Beaumont.  If so, it may greatly benefit you to find an agent familiar with the builder in your area (Beaumont).

The seller listed the property on Zillow about 14 months ago. Not sure if they are still trying to sell it.  They may have forgotten that they posted it.  If you revisit the listing in Zillow, click on the email seller button to send the seller an email.  At this point, that is the only method of contact to see what options are available for this home.

I don't feel that my agent is really helping me get a good deal? what exactly do they do?

Answer
If you are not happy with the agent, speak with the agent's broker.  When you work with an agent, you will generally sign a Buyer's Representation Agreement stating that you will work with that agent's broker exclusively within a defined market area.  If you are unhappy with the agent, you may not simply move on to another agent if you are under agreement with the agent's broker.  Thus, I recommend you speak with the agent's broker first and express your concerns.  The broker may assign you to an agent he/she feels would be a better fit for you.  In the event that you are not under agreement, I recommend you interview a few agents until you find one that you like or ask friends, family and/or co-workers for a recommendation.Additionally, Avenue CDC, a non-profit organization here in Houston has really good First-Time Homebuyer classes which address how to choose a good agent and what the agents roles/responsibilities are as well as a host of other information.  You may visit their site at http://avenuecdc.org/homebuyers.asp and just scroll down to view the class information.

Hi Katini...this home sold in 2007.  Did you see it listed for sale somewhere online?  Since June 2007, this home has not been placed back on the market for sale.
