Land value is different than the value of the existing home or structures which occupy the land. I am not familiar with your location, but it could be the location of the land, it could be the aesthetics of the land itself ie. rolling, grassy hills versus dirt. It could also be an error on the part of the county assessor. You can always research the history of the property via county records. Hope that gives a little insight for you.
