The home has been on the market for months, but it's not truly available. There are at least two offers on it already and they're waiting for bank approval on the offers!
I agree with you about the valuation discrepancy. I usually tell buyers that Zillow values are approximations and can be off by 20% one way or the other... and of course they rely on nearby sales comparables!
When you purchase through ILX onsite - they'll charge you a premium - but often you can find them resale for significantly less. Whether you find them with the help of a local Realtor, eBay, Craigslist, or wherever... I've seen them up for $500-$1500 or so....
Hello...As a local Realtor that's active in the Sedona market, I'd say that there isn't much of a difference between a 2BR plus a den and a 3BR without a den.... but there also isn't a major investment involved in adding a closet either. If it works for you and you need a 3rd bedroom, then by all means, go ahead and do it, but if you're strictly doing it for resale value - I'd tell you to save your money!
I don't see the 2009 amount... but for 2007 and 2008 the taxes on that property were about $2700 per year. It just means that the county hasn't updated the amounts yet for 2009.... but you should be able to find info on the GIS map for Coconino County. If you have problems, feel free to contact me.THXRick
This might be too late based on your post date... but i thought I'd assist anyhow. A set of plans from the original contractor will give a square footage amount... but an appraiser will also give you an accurate reading of the current "as-built" condition.
