Your comments are most welcome and appreciated.  In fact, they prompt me to ask further for an algorithm into which the $940 per year or $79 per month for flood insurance would be input to calculate the possible price differential caused by flood insurance vs. buying a house without flood insurance.As a side note, when I bought the house the flood insurance requirement was not disclosed by the seller, the seller's agent, my agent or the title company.  All documents stated "flood insurance not required".Four months after purchase I was notified by my lender.I do not want to perpetrate that kind of deceit and fraud as a seller.

For the owner who plans to acquire a mortgage to buy my house the mortgage company will require flood insurance.  The cash buyer will not have this situation.The flood insurance is $940 per year and the property has never had flood damagesince the house was new in 1959.  That is $79 per month for flood insurance.Is this reflected in the Zillow estimate?  If not, how would one make the neededadjustment to the selling price?

Sold price on home was wrong when compared to county real estate records
The house at 3051 E Hawthorne St., Tucson AZ 85719 was shown as having sold for $51,500 but actually sold for two-hundred thousand more than that.
