Meaning that there is an agent protection clause in it, and any buyer that had viewed the home, or found the home through the efforts of the agent during the listing period, and actually closes on it results in the originally agreed upon commission due to the agent. The length of this protection clause is clearly defined in the listing agreement. The date of the signing of the sale contract counts as the effective day of the sale should the closing take place beyond the number of days stated for the protection period. You should ask for a list of protected buyers, and if the agent refuses, go to the managing broker of the agency and ask for a full release. If you are stonewalled there as well, and a buyer should find you during this period through your efforts only, document just how they did find the house. You might want to look at their profiles, and even how well you felt they participated in discussions. If they seem truly helpful, that certainly would be a plus. I certainly wouldn't rely on tools found to calculate a house's worth on any internet sites. Below are two links. The first is on selecting an agent and arriving at a listing price. The second is on doing a FSBO. You should be able to formulate some sort of plan from the info provided in both of them.
