Who really cares other than you and your family?It seems the appraisal hasn't even been done yet. It could surprise a few people, and the house actually appraise. Maybe you're being prepared by your agent for the worse. If worse does comes to worse, depending on the amount of commission involved, there could be an outside chance to get the deal to work, the agent might take a cut along with you dropping your price. It doesn't hurt to ask. Also, keep in mind you're heading into the slowest period for RE sales and how much the carrying costs on your present home will be.

dreamhouse2007,Glad you have a real buyer, but sorry that it's a relative. While it has been done,  it's much, much more difficult doing a short-sale when a relative is involved due to the arms length rule. I'm sorry, but I scanned the Realtors listed in Central Valley, CA on both Zillow and Trulia and didn't recognize any names, so I don't have anyone I could really recommend. Good luck. I have a feeling this is going to be a diificult one.

An agent can post it manually, or set up a feed for for multiple listings. They are not automatically fed from a MLS. See the link below.http://www.zillow.com/postings/Postings.htm

fishinbug,I had one made up. As far as I know Zillow still does not have their own for sale. Click on my profile and click on photos if you want to have a look at the one I had made up. I suggested a long time ago a plan for them to implement on the thread attached to the link below that I still think would be a decent idea.
