Say as a home seller I decide to have the home inspected before selling to save on some possible complications. I then go about and take care of what is found on the report. The home buyer is still probably going to have his or her own inspection, and if the new inspectior knows of the previous inspection, how much risk do I stand that the new inspector will really go all out to upstage the previous inspection? Point being, should I even bring up the first inspection?

BunnyKI guess we aren't that serious and can wait it out for a turnaround. As a matter of fact, we knew we had an offer coming in Fri. evening by E-mailfrom our agent. We had plans for the evening and chose to follow through with those instead of waiting on the offer. Got around to reading the E.mail Sat. AM when we got in at 5:00. I got a call from my agent at 8:49 that morning stating that the buyer's agent was asking for a response. Neither one of us caught that there was a 9:00 AM deadline on the offer. They wanted personal property down to the $3 Tiki torches on the patio. They had a visit earlier that Friday and had placed post-it notes on personal property all through the house on items they wanted to stay. It was like an Easter egg hunt for us. The dollar amount wasn't bad for the home, but the personal property threw it out of whack, along with the fact it was a contingency offer with them wanting us out by Sept. 28. By the time we figured it all out and made a counter, they found another home Saturday. I only hope the seller was one who really needed to sell. Please agents, I'm sorry I wasn't more cooperative, but who would expect something like this on the Fri. before Labor Day. In the past I have been more than cooperative and helpfull. You just can't let this s--- consume you. You still have to have a life.

How long have you been on the market?

BunnyK: I appreciate that. People are going to think we are crazy. My wife and I are retired empty nesters, and basicly just getting tired of the responsibilties of home ownership. We are not in that big of a hurry for apartment living though. However, we would like to move to the SoCo areaof Austin and enjoy the flavors of the city, all the while being minutes away from the beautiful lakes and hill country.

Agents Crossing the Line
What happens with commissions when a buyer's agent is in one state, and the seller's agent is in another, and each is licensed only in their respective state? Are these situations simply avoided by agents?

OK. Here is where I was coming from. Our home for sale is located across the river from St. Louis, Mo. Lately there has been an influx of people from the MO side to our growing Edwardsville-G len Carbon area. If the MO agents didn't want to deal with the state issue, I thought of sending house info & and offering a finders fee with the terms of the deal to them. Wacky and useles idea? You don't have to be gentle, I've got tough skin. Been married almost 50 yrs.

I know logical thinking would be that potential buyers go to the internet and scan the realtor web sites in the area they wish to move into. I was just thinking of some loyalty factor that they just might talk initially to the agent who sold them their present home. I know I would, just like I go back to the same auto salesman, financial planner, etc. This providing obviously, that I had experieced satisfactory results.

Thanks everyone. Maybe there isn't any such thing as a stupid question. Wasn't that a slimey way to get all of the attention from a lot of professionals "Agents Crossing the Line". I apologize, but it worked. All of you that provide your valuable time on this forum says two things to me. One you really love your job, and and secondly enjoy helping people. All the agent bashing is a lot of bs. In a up market all of you are great, but now in a down market somehow the same agents suck. Give me a break.
