Catherine Kim I've noticed that when some people can't spell they are sometimes rude as well^If you have not already, you might want to purchase an EZ Ad from Zillow. They are dirt cheap and you can pick the zip codes you want to target. I have had over 700 hits, but still no buyer. You home looks large compared to what we intend to move into, when and if, we sell. We also are looking at Austin going from 3100 sf to a 1200 sf apartment in the SoCo area.

Does your sign have your MLS # on it. If it does, I would not worry so much about making the nosey happy with your brochures. If the sign doesn't have your MLS# on it, invest about 20 bucks for a vinyl lettered sign with the MLS# on it, and the website name for your local MLS. I did this on my own and my agent thought it was a super idea. I have a showing tomorrow.
AlmayMaybe it is just our area, but house numbers around here are sometimes hard to find. A sign in the yard giving you 2 click access to the info just seems easier to me, and particularly if you are not as web savy as you pfofessionals.
As Robin said, "How does your home compare to others in the neighborhood". Is the neighborhood in decline? If it is I would follow the advice that was given me many years ago by a friend and agent. He said "Move don't improve". If your home is the the just one of a couple of bad eggs, and you like the neighborhood and really see the potential for the house, stay and improve. You could move into a situation where you have to start replacing all over again. On improving, my agent friend also told me not to be Mr. Jones because chances are the neighbors are not going to keep up. So don't go overboard. I didn't listen and now 20 years later, I am in a subdivision I can't wait to get out of, with a house unfairly judged by comps that don't compare. Do not make the same mistake.
I have a feeling that there are a number of sellers who are not on a mls and are using the freebies exclusively. Many of these folks could be in financial trouble and are trying to do it alone without the aid of an agent in an effort to save money. Probably not a good choice for the quickest possible sale, but unfortunately we all make bad choices, and that is probably how most of them got in financial trouble.What I propose is that if they would put a sign in their yard along with their for sale sign stating something to the effect that it is listed on Zillow.com. For that Zillow would give them a $20 credit for Ez Ads.It would give Zillow more recognition and a number of sellers' homes more exposure. Sounds like a win-win to me.
