If you look at your competition for your home you will get a great feel for what you need to do with your home to make it the top pick. Staging is important,nobody wants to pay full price for a house that needs work, looks to small, has odors, etc.
Another factor you may want to consider is to adjust the price of financing available. Many buyers are limited on cash, so if you offer some financial help to help the buyer close on the house, it opens the pool of buyers up to a larger number.
I like the idea of the written marketing plan, so you know you are getting something for what you are eventually going to pay for. It leads to accountability for your agent.

have you had any luck advertising the Floating house in the local paper or the "large town" paper closest to you? Many of them have their classified ads on line that would increase your exposure. Another suggestion would be to market to "second home" seekers or snowbirds. Your ad should place the potential buyer in the "watery lifestyle" for maximum effect.

Back "in the day" realtors had thick books of all the listings available, and had to search through all the pages to find listings the buyers may want. Today we put the listings in a data base (MLS) and search by criteria, much more efficient as we see homes with what the buyer is asking for.
