We knew from our first introduction that these were the right professionals to help us through the real estate maze a second time. They were punctual to every showing and meeting, and were always willing to wait when we ended up arriving late.
We were not first time buyers, but we were first time sellers. This led to many, many questions in person, via text, over the phone, and via email. Jason and Bonnie were always quick to respond even late into the evening and weekends.
Jason and Bonnie have a wealth of local contacts that can assist with the many aspects of real estate transactions. Contractors, financial folks, home inspectors, etc. Key among these individuals, and a service that you should not pass up, is the FREE staging consultation. Bonnie and the stager spent a solid two hours working their way from room to room, utilizing our existing decor and furniture in most cases, to get the most pop in each living space. This resulted in some really great home staging photographs and we incorporated much of the advice we received when decorating our new home. We also followed Jason's suggestion on a Contractor to do some work on the house to prepare it for sale. We had an excellent experience with that contractor and now have a go-to person for home improvements in the future. We found all of these supporting players to have the same level of engagement and resourcefulness as Jason and Bonnie, with very competitive costs, and rock solid advice.
We had a very aggressive timeline that we wanted to achieve in both the selling and buying transactions. Jason and Bonnie were on point with helping make that happen. While inevitably there is always "down time" during this process, when things picked up pace, they were ready. As a result, we were confident in a quick sale, and that's exactly how it worked out. We ended up receiving well over our asking price on the townhome and 4 offers (two with escalation clauses), and it was under contract the third day of being on the market. On the buying side, the perfect property popped up at just the right moment. Jason and Bonnie promptly helped us negotiate a very fair deal for the home the same night we signed the contract for the townhouse. Their advice was integral as we were competing against two other bidders for the property. We were able to construct an appealing bid for the seller without having to pay over asking price.
Jason and Bonnie have a straight forward rate/fee structure that does not come with any surprises. What we were told the first night we met Jason was exactly how the fees worked out at settlement. Their rates (4.5%) are very fair and much less than the competition, and as I've described, this is a full service listing. We also always worked with either Jason or Bonnie, compared to some of the larger real estate groups where you don't know who you will talk to. Jason personally staffed our open house so when visitors had questions he was able to answer them. Additionally, their organization provides a credit toward closing if you utilizes the in-house title company. This took a nice dent out of the cash we needed to bring to settlement.
