Are there any other short sales that have sold recently in the area? Have you searched the public records to see how much is owed on the mortgage? I would start there, and from that you should be able to determine a starting point. Another factor would be how far along the short sale is... You definetely want to go into contract before it goes up for auction, or taken posession by the bank...Then make your best offer...
Like Sunnyview, I agree. Homes in Florida are typically minimalistic on the storage as compared to Northern Homes with attics and basements. A closet is desirable in any room to add much needed storage places.
Have you claimed your home or is it listed for sale? Your agent can updated your home info for you if it is listed. Otherwise, claim it, and make the changes you want to the specifics.
I agree with Jeff. This is a desparate selling market and one can only hope that agents stay ethical. He may very well have received an offer, however, it can be so insultingly low, that it will get nowhere. There is no way to tell if there is an offer on the table or not until you see that it has been put under contract. Instead of waiting for the market, how about putting in your "best" offer, based on what you are comfortable doing. The only thing they can say is Yes or No, and then you will know where you stand.
