Sold a Single Family home in 2013 for approximately $100K in Meadowlawn, Saint Petersburg, FL.
My wife and I contacted Steve after searching for someone who specializes in short sales. Steve interviewed us, inspected our home, and quickly got us started on preparing to do the short sale. It was a somewhat long and baffling process that I am not sure my wife and I would have navigated without the help we received from Steve and his staff. Steve was always available to us to answer questions and provide advice on how to deal with the cascade of contradictory letters and information we received from the bank that owned our mortgage. Steve's efforts resulted in a full release from our mortgage by the bank. In short, he proved to be invaluable to us.

Steve Capen is the best real estate agent we ever met! He is honest, experienced, professional and great to deal with, took all the stress and pressure out of selling our house.
Steve kept us well informed throughout the sale process.
He negotiated on our behalf with bank and buyer's agents. All the documents were completed within the necessary time frame.
Overall Steve saved us money as well as helping us manage a very stressful situation. We just wanted to let people know how easy it was working with Steve Capen!

Sold a home in 2012.
I have worked with Steve on Buying and Selling. Most recent a short sale for my brother. Steve help find the home and with his knowelege of short sales we closed in a very timely manner and my brother is very happy in his new home! Steve always responded back to me and always updated me with this transaction and anytime I have called him. Steve is my "Go To Guy"

Steve is very persistent, and exhausts every possible scenario until your home is sold. He also has a complete understanding of the market, including short sales and foreclosures. His negotiation skills with buyers and banks is top notch. I would highly recommend his expertise.

Sold a Single Family home in 2011 for approximately $200K in Palm Harbor, FL.
I had a home that was on the market for an entire year with little traffic and no offers. Steve came in and within a few months had our house sold. Steve gave us honest, important information about the market; gave us weekly updates concerning traffic, market ideas and walk through feedback and during negotiations kept our best interests on top. Steve did not come in to sell a house and make a commission, he came in to help us start a new life. I have already recommended Steve to my best friend whom was having trouble listing their house and within 60 days their house was sold as well.
