As others have mentioned, you can put your home up for sale on Zillow without going through an agent or the MLS.  I'd also recommend using Craigslist, and paid Facebook advertising is also very effective as well.  Another question of course is: is that the best way to net you the most money for your home?  You owe it to yourself to at least speak with a local real estate agent about how they can get you more cash in your pocket at the closing table when you home does sell.Also, check out this article which contains advice from a real estate attorney for people considering selling by owner, you might find it interesting.

How much is deducted from the price of a house with no garage?

That really depends on a number of different factors - every market is different, every property is different.  Attached, detached?  Is there a garage but it's been converted?  Is it an oversize garage with extra storage and/or workshop?  Around here, appraisers tend to use a value of between $3,000 and $5,000 per garage space (i.e. lacking a 2-car garage would deduct $6-$10K in value) - but don't take that as gospel.

Does a pool add value to a home?

In our area (Santa Cruz), a pool usually adds no value.  For every buyer that wants a home with a pool, there's at least one other buyer who doesn't. Folks around here tend to see pools as costly, dangerous, and often each up precious back yard space that could be better used.  I suggest using the $10K to fill the pool in and increase the yard space.

Hi!  Yes, condos do appreciate in value - and they can depreciate in value as well, just like a single-family home.  In my view, the condo market tends to be more volatile than the market for single-family homes in general. However, the same thing can be said of entry-level homes, which are also more susceptible to price swings than the mid- and upper-end of the single family home market.  The values for condos and entry-level homes in our market have fallen the most over the recent years, and I would expect that they will also increase the most over the next few years as well - meaning that now may well be a good time to get in on the market.
