Cheshire is a great town. In addition to the schools, one of the best things is that it feels like a small town and has wonderful recreational  and educational opportunites for everyone. Please come&bring your family to the Cheshire  Home, Garden & Business Expo on April 4th at Cheshire High. It will give you an opportunity to learn more about the town and surrounding areas and of course the Easter Bunny will be there.  If you have any other questions about Cheshire or surrounding towns, or the Expo, I'd be happy to help! 

Generally, prices in Southington have dropped between 7-10% from their highest levels.  However, each situation must be viewed individuallly.  Rather than starting at the $470k , which is one opinion or value at one point in time,  it is more important to look at the house as it is currently.  Have any improvements been made? Is there any excess wear and tear, pet damage? How accessible is the property if it is to go on the market?    

You don't say whether your figuring includes taxes and fees.(Fees if you're looking at a condo.)  If you are considering a condo, get a look at the balance sheet for the association to make sure it is operating in the black and also look at the owner occupancy ratio. That ratio can affect ability to obtain certain types of financing or required downpayment amounts,  You also don't say how  long you plan to be in the area.  If you are considering buying, you should plan on staying a minimum of 3 years.  Gloom aside, the great thing about real estate is if you are buying a principal residence, it give you a place to live, to call home and to  hang your hat without asking the landlord if you can hammer a nail into the wall.   I can forward you sales with their most recent listing and sale prices for South Windsor in particular and surrounding towns  I would suggest picking particular market areas  by zip code and you might want to look specifically at single family homes or townhouses   within a certain price range. Prospect is a member of Region 16 School District along with neighboring town Beacon Falls.  Children in grades K-3 attend Algonquin School on Coer Rd. in the center of town. Across from the library on Center St. is Community School which serves children in grades 4-5.  Long River Middle School, down behind Prospect Town Hall, is comprised of students in grades 6-8 from both Prospect and Beacon Falls.Our beautiful Woodland High is located on Back Rimmon Rd. in Beacon Falls.Here's a direct link to Region 16! http://www.region16ct.org/
