Technically, FHA does not have a credit score requirement. I know of lenders that will do FHA loans down to 540. Most lenders require 620 with only a handful now requiring 640. Keep in mind that there is a lot more to loan approval than credit score. Your debt ratios, credit/payment history, employment history, etc. generally prove to be greater hurdles than a borrower's credit score.

Keep on paying on time...your score will come up. Also, don't borrow more than 45% on your credit cards...

I also agree with Dave...with that size of loan you will not be able to have a non-occupying co-borrower.
