In this tumultuous market, it is imperative to examine every home in a micro aspect. Homes have to be in “perfect condition”, from improvements, repairs, and even decorating. If not, the price will need to reflect those deficiencies. Competition is fierce and buyers are extremely persnickety. Too often I see homes that are just “thrown on the market” in below average condition, priced way above market value, and not promoted correctly. This is a receipt for failure. The result is a frustrated Seller and a disenchanted agent. Moreover, the negative exposure to the market can cause lastly negative effects when the market turns positive. Nearly everyone can look into the market price of a home that was listed a year or more ago. This weakens the leverage for the Seller. Some of the best advice I give Sellers is to stay put. Better days are forthcoming. I look forward on serving you in the near future.
