We decided to list with Stephanie Muro because of her knowledge of homes in our area and her track record of homes being sold by her.
She came across as being very confident that our house would sell (in her words) "in two weekends" and even advised us to move out and lease a new place so she could show our home without our stuff getting in the way. Three weeks later and our house hasn't sold. We did get some showings where the parties liked a lot about the house and neighborhood but there was something small about the house that prevented them from making an offer. We had made it clear to Stephanie that we were more than happy to entertain offers below our asking price, but it didn't seem like she made any effort to contact the interested buyers to see if a lower price would change their minds.
While she was very responsive in the beginning, it became clear that she didn't want anything to do with our house since it didn't sell right away. She began to suggest things like renting it out or short selling. It just seemed strange that she'd been selling houses left and right in our neighborhood this year but was willing to just give up on ours. We sought out advice from people we know in the lending and real estate industry who couldn't believe Stephanie was pushing us toward these options, especially after advising us to move out of our house.
We weren't looking for an easy way out, just for her to use her expertise to a) tell us what we needed to do to get our house sold, and b) try and close a deal with the parties who expressed interest in our home. She ended up throwing in the towel and pulling our listing after a talk on the phone where we made it clear we did not want to short sell our house, or rent it out, and just wanted her to make good on her claim that she could quickly sell our house.
I am really not sure what to make of this other than when it became clear our house wouldn't sell itself Stephanie wanted to get as far away from it as possible, even if it meant quitting. So, we are now stuck in a lease while our house sits unlisted.
