Sold a Single Family home in 2014 for approximately $500K in Lancaster, CA.
Sold my first listed home w/ Sue in Canyon Country and I was quite impressed how quick she react to all that were needed to sell and sold after one day of private showing w/multiple back up offers.

Then I listed my house in Quartz Hills, a lot more work than expected, but Sue has been there with me as much as she can. She is a busy lady, no question about it but what matters she deal with. Still waiting for positive result of this house.

I can understand the negative review, but I am definitely sure SUE IS ONE OF THE BEST IF NOT THE BEST Real Estate Agent.

Sold a Single Family home in 2012 for approximately $350K in Newhall, Newhall, CA.
As first time homebuyers we knew little about the home purchasing process and depended upon or realtor, Sue Imperial of Realty Executives to ensure that our best interests were looked out for. The following was what occurred:

a. Septic Tank: We were informed by the seller that the home’s sewage system was a septic tank. Being unfamiliar with a septic tank we showed concern and were informed by our realtor, Ms. Imperial, that we did not have anything to worry about, she (Ms. Imperial) had a septic tank at her home and “you only had to have it pumped every 3-5 years”. Later, during the escrow process, Ms. Imperial informed us that the seller was having the septic system (both septic tank and leach bed) inspected. We were told by her (Ms. Imperial) that we did not have to be there for the inspection. After moving into the home in late December 2012, we noticed that the leach bed was overflowing onto the front lawn. When we contacted the company that inspected the septic system, we were told that the inspector did not drain the septic tank or leach bed as is required to do a proper inspection. The inspector informed us that the seller told him not to drain the septic system; he (the seller) only needed a certificate because his mortgage holder required one. The inspector stated that he believed the seller because in his experience the buyers were usually onsite at the time of inspection. We were told by Ms. Imperial that we did not have to be there at the time of the inspection Because we were not there, we are not confident that the inspection was conducted correctly and anticipate that we may have a septic system issue that may cost us thousands of dollars to repair. Why would we be told we didn't have to be there by our own realtor. b. Termite Inspection: The initial termite inspection, conducted by CVA Termite Inspection, we were notified that the inspector recommended the home be tented as several termite infestations wee found. After a couple of weeks of not hearing anything further, we contacted Ms. Imperial who informed us that the seller did not like the quoted price from CVA and that he was looking for another company to do the job for less. Based on what we were told by Ms. Imperial, we believed that the house would be tented by another company for less. Ms. Imperial later told us that she drove by the house and told us it was being tented. Secure with this knowledge we went forward with the escrow process, only to find out later that the company the seller hired decided not to tent the house only do spot treatments and replace wood with termite damage and dry rot. Since the purchase of the house, we have had the same termite company back at the house because though they treated the areas they observed, they did not replace much of the wood. In fact the owner of the company recommended that the house be tented. In our conversations with other persons more familiar with the home buying process we were informed that our realtor should have had questions in regards to why the seller wanted to get another termite company to do the work as it was a red flag.

I am sorry you have had issues with your home. It is always my goal to help buyers through the process and want you to have a good experience. Although you have indicated that some information about the homes condition was un-disclosed by the seller and might have been covered up by inspectors, there was no way for me to know about information which was withheld. If an inspector supplied a certification stating something was done and it was not, then they would be liable for that action. I never made the statement that I saw the house "being tented" rather that I saw that the repairs were being done, which they were. I was diligent in making sure that inspections were performed, reports were presented and repairs and price adjustments were negotiated to the buyers benefit. I have encouraged you to seek remedy from the seller and inspectors for any fraud you feel may have occurred. I truly hope that your issues get resolved and you come to enjoy the home for many years.

We connected, but it did not work out.
She is very knowledgable of the area but the houses she sent me was nothing what we were looking for. Week after week houses that had none of our wants or needs. Very dedicated for trying but needs work on listening skills..

The homes which were sent to you were the ones that most closely matched the criteria you gave me while trying to stay within your price range. Unfortunately, the homes which met every criteria on your list were well over your budget, and without having come into the office to discuss your needs in detail, there was not much I could do to help you. Bought a home in 2011.
Sue Imperial provided such a positive experience for me as a first time home buyer. She accommodated my schedules to view many houses and really went out of her way to make sure I understood and felt comfortable during the home buying process. There was no pressure ever and she genuinely enjoys seeing people get into homes they love. She is excellent in negotiating and researches every aspect of the transaction to avoid any surprises during the process. Such a knowledgeable person in the real estate industry.

Showed home in 2011 in Del Sur, Lancaster, CA 93536.
Ms. Imperial has been an extraordinary agent. We would highly recommend her to our friends and family especially if your from out of town looking to buy or rent. She has accommodated our awkward schedules, working late or coming in early. She has great negotiation skills and a broad knowledge of the real estate market. Our experience was very pleasant and we are extremely happy overall.
