I'm finding that there are things about a home i'm considering to purchase that were not disclosed.

Are you just considering purchasing this home or do you have a contract on this house?If you have a contract on the home there is a home inspection contingency. This contingency provides that if significant defects are revealed by the home inspection ,you can back out of your offer, free of penalty, within a certain timeframe. You can also request repairs or re-negotiate the purchase price.I would definitely not purchase anything without having a home inspection performed on the house first.  A home inspection is a visual inspection of the structure and components of a home to find items that are not performing correctly or items that are unsafe. If a problem is found the home inspector will include a description of the problem in a written report and may recommend further evaluation.

Correlation between length of showing and likelihood of offer

Hi Christine,I have had buyers spend long periods in a house where as others go thru rather quickly. It is very common for buyers to look at a house late in the evening. A serious buyer may ask to come back more than once before they make a decision. I have found that when a buyer has just started looking they like to see various homes before they make their decision.

Buyer wants to rekey house before closing

Possession of the home is not until after closing . They should not re-key the house until after the closing. I usually have my sellers to ask for 2-3 days after closing to turn over the keys so they have time to remove their things.

Tight market, prices declining, how does one market to the fullest potential

Utilize websites, put up  multiple photos, download photostory3 and make a short picture video of the home and upload it to your homes profile. Make a colorful flyer of your home and include the price and home features in it. Buy a flyer box and have a flyer box in front of the house. Email a copy of the flyer to everybody in your online address book and ask them to send it out to thier family and friends. Put a flyer up in the local laundrymat, apartment laundrymats etc. Or you can hire a realtor that does all this stuff for you lol
