Is it necessary to update bath/kitchen to sell in the SF market?

Hello Guragu,I have sold many lofts in SOMA and currently I am a loft owner on Harriet St.  Lofts were originally an affordable housing option so many of the finishes are not up to today's standards.  By the late 90's loft finishes became more "high-end" but in the mid 90's that was not the case. Many loft buyers are younger, extremely busy and they would rather buy a unit that has been upgraded.  Simple upgrades can make a huge difference.  Paint the cabinets and replace cabinet pulls. Instead of changing out the tiles, there is a company called Miracle Method that can apply a new coat onto existing tile to give the tile a fresh look at a fraction of the cost of tile replacement. New appliances are a large expense.  If the black appliances are in good shape, leave them.  If the appliances have seen better days, Airport Appliances have great prices.I would welcome the opportunity to give you an idea of everything that should be done and what the cost would be.  I would also let you know the value of your unit.  I am the #1 Top Producer at Zephyr Real Estate and I encourage you to look me up on Yelp.All The Best,Tanya
