Hire a professional Realtor. In this market, it's hard enough to market a home for sale. Believe me, it will save you a ton of money and headaches. It's a well documented fact that trying to sell a home on your own often results in less money in profits. The liability alone is worth enough to hire a professional. Unless you are familiar with local real estate laws, disclosure laws, inspections, appraisals and current lending changes and about 50 other important topics, then I do not recommend doing a FSBO.
Zillow listings have expiration dates. It's not automatic. Zillow will send you emails periodically to remind you to update the details of the home. If you do not do it, they come off.
I am a Realtor here in San Diego and I was very frustrated when I sold one of my listings and updated the listing on Zillow as SOLD but it kept popping back up as "For Sale". I finally found out that one of my listing sites was still active on Vflyer.com and it automatically updates all the various real estate sites like Zillow, Trulia, Craigslist, etc...that the property is still for sale. Perhaps the Realtor you mentioned above has a similar problem. They should update the status as SOLD on their personal site as well as all other internet marketing sites. Hope this helps.
Short answer is that Zillow's system is BROKE. I've updated 2 of my listings and put them as SOLD with DATE and PRICE, however they keep putting it back on the market as "For Sale". I'm at a loss for fixing this. Contact Zillow Support.
