does a broker have to accompany buyer to earn a commission


I would recommend contacting your local Board of Realtors.  I do know agents who have helped clients buy homes that they've not seen however did provide services to the buyer on negotiating the contract and handling the closing process which earned their commission.  There are different agency laws from state to state.  Good luck!

Like a 20 year old house, but have few concerns


I would recommend getting with a local Realtor in that area to have them look at the home with you and give their professional opinion of the home and questions that you have. I would also recommend having a home inspection which will shed some light on your questions about the life of the systems and whether or not its feasible to level the land.Hope this helps!
