I think Chris is absolutely correct.  If you sell it or stop using it as your primary residence 36 months or before it would have to be paid back.  You can get more information on the tax credit at www.irs.gov.  If I can help with anything else please let me know.

Well this home is a short sale home which means it is going into foreclosure.  It does look like it needs alot of work and being a first time home buyer I would guess you would qualify for an FHA type loan and this house would not qualify for that type of loan. As FHA would require that most all major repairs be made, and this home sellers are unable to make any repairs.  I have a great lender that can try to get you pre approved for a first time home buyer program.  Give me a call and I will give you that info and then we can find you something that will work for the type of loan you get approved for.

No, the Payment estimater does not include your taxes and insurance.  It is principal and interest only and is base off of the current interest rate.  If you need help getting a true payment with an escrow account please just email me with the asking price of home and address and I can get a close estimate for you.   And if you are looking to buy a home I can help with that as well.

Well you can also take out an FHA loan with a repair escrow attached to the loan.  Which means that you will have to get 3 estimates on the cost of the gameroom to finish.  Then you can take out a repair escrow for the highest amount.  Once you have closed you can have the game room finished and then the costs are deducted from the escrow account.  Any amount left over from the escrow not used is applied toward your principle.  I have a good lender that offers that type of FHA loan.  Call or email me and I will give you that information.
