income that is allowed to be used in qualifying for an fha loan

i would like to apply for a loan with only my income however i am a joint wner on a car loan which i think would but me over the debt ot income ratio.  The the full amount of the car payment be considered when determining the amount i would qaulify for. i am married however my husband is out of state disability at this time,  His disability is $$4000.00 a month and he will go back to work as soon as he is able, would his income be considered in making the determiantion or would his income be disallowed?  i am trying to obtain an fha  mortgage for about 145000.00 with my yearly income is 32000.00 my only debt is the car payment which is $600.00 we are in california

closing costs assistance

What are my options for closing costs assistance.I have enough for 3.5 down for FHA loan but I may need assistance with closing costs,My income is over the threshhold for all of the FHA assistance programs, we are a family of 3 $105000.00 anual income.Is there any other way to possibly finance the closing costs into the loan?  In this sellers market Im afraid asking the seller to contribute would kill the deal. Does anyone have any advise in regards to getting help with closing costs or financing the closing costs with FHA Thanks

when can i apply for fha after short sale- when can i close

This is a 2 part question:I have a shortsale the recorded 4-30-10i was told by one person that i could close on an fha laon 3years and 1 day after my short sale, and I was told by someone else that I can't even apply for an fha loan until 3years and 1 day after short sale, which would be right?If the later is correct, when could I realistically close on a property?  Also, I was wondering if I could go ahead with a prequal and submit an offer say mid march and ask for a 60 day escrow so it would close about 5/15/13? is this possible even if a loan app cannot be taken until 5/1/2013 or is this really unrealisteic?im in a situation where i would like to be out of my rental by 5/20/13thanks for all of your help and advise

When does the 3 year waiting period start after a short sale for FHA laon with deliquency

My short sale will be seasoned 3 years in 4/2013. my question is, is it 3 years from the date of that the the deed of trust was recorded or is it 3 years from the date of the reconveyence, ther is a 17 day difference,  What is the soonest date that i can close on a new property.  the new deed of trust after the shortsale recorded on 4/30/10, the reconveyance recorded on 5/17/10.
