After the meltdown in 2008 the value of our 3 unit apartment building fell to below what we owe. We had meet with Clayton in 2011 and he did not shine a phony lite on our prospects to sell our property for a profit and would not take the listing with unrealistic expectations. In 2013 we contacted Clayton once again to sell our building, surprisingly we listed it with a profit built in. In the first weekend of the listing we got an offer for below asking price and turned it down to give the market a chance to see the property. That offer was turned into a full price offer within the day and we were off to complete the close. It gets tougher. The appraiser for the bank came back with an appraisal that was $10,000.00 below the offer price by making 3, 2 bedroom apartments into 3, 1 bedroom apartments. While the appraiser was being schooled on the value of the home Clayton's associate Mike did a fabulious job of renegotiating the offer and saving the deal. We took a haircut and didn't get our value reenstated but we got an imporvement on the price above the appraisal value. It has turned into a difficult market to buy/ sell a home. Don't do it without a professional Realtor like Clayton Gits and The Gits Group.
