I'm on a 30 yr fixed mortgage with 4.750% interest rate. Paying 1400 w/ tax and Insurance. I'm planning to refinance the balance of 198,000 to 15 yrs fixed. The current offers are (2% IR,2% pts,1% origination fee), (2.625% IR, w/ no points and origination fee),(2.125% IR, 1% pts and Origination fee), (2.250%IR, 0.5%pts,1%origination fee). We are planning to stay put and retire in this house. Should I buy points just for 15 yrs?
