In my opinion, ask for their strategy to market and sale your home.  Also ask the following questions.* How are you going to bring the right buyer. (if they say Flyers, MLS and Sign, that is standard and no different than any other broker, you need something better than that).* What is your marketing strategy. (if they say Open House and flyers, website, etc., That is also standard).* How often will you give me an up date of your progress (they should give you an up date at least once a week with evidence of work, facts data and a strategy for the following week, not only "oooh I sent a thousand flyers, 2 open house but the market is tough or there is a lot of competition, we need to drop the price").If you are located in San Diego County I will be happy to meet with you and answer these and/or any other questions you may have in less than 15 minutes. If not, I have a great resource of agents who can assist you. Are open houses really a thing of the past?

Hello,The reality is that most flyers, open houses and signs are design to attract the interest of neighbors, curious people in the neighborhood and some times prospect buyers. However, 14 out of 15 people visiting your home during an Open House and than realized that your home is not for them or is not exactly what they are looking for.I am certain your Agent/Broker is an expert in your area, a very Successful and knowledgeable Realtor. But may be the techniques, marketing strategies or price may not be the appropriate for your home. In the past I've noticed that some Realtor just send random information to random people and seldom create an individualized strategy for each property they have for sale; it is like shooting thousands of bullets to hit a single target. Random open house will bring random people to your home, a strategic open house will bring the right people and traffic you need to sell your home.  I hope your home sells soon and that my comment was somewhat helpful.

Joyce,Property values change with demand, desirability and market trends. Most online results are AVM (Automatic Value Model). Usually, these are not accurate simply because they are estimates based on other properties chosen randomly by a system (not a person or appraiser) from what has been sold in the last 6 months, square footage and does not apply valuation principals.These are important factors to consider because every property is unique and has different location, amenities, upgrades, appliances, etc., even if they were part of the same development.  And no system can generate an accurate value of your property.Actually, you can check the value of your home in different websites or AVM and you will find considerable price differences from one site to another.  I encourage you to contact an appraiser to get an accurate value of your property, or contact a Real Estate expert in your area, they will be more than happy to give you a CMA (Competitive Market Analysis) with a more detail and current market comparison of the property.If you have any further questions, you may contact me at[Website removed by Zillow moderator.
