Sold a Single Family home in 2014 for approximately $600K in Albany, CA.
Josh came highly recommended to me as a realtor when I was considering selling my small house this year in Albany. He was hip, kind and knowledgeable about the area I live in, the value of homes in the East Bay, and the importance of timing in the real estate market. He also was so organized that he essentially mapped out everything I needed to do and kept me on task without being pushy. And I have a full time job, another job on the side, and a teenager getting ready for college. The flyers advertising my home and the small touches Josh provided to those who came to look at it -- like mini ice cream sandwiches -- were classy without being extravagant, and the stager who worked for him was very down to earth and made my home look enticing, not fake. Josh was calm when things got stressful and always positive when I had doubts. My house sold easily, and not just because the market was good this past spring in my area. I credit Josh for the results.
Every meet some one and you instantly feel a great connection to them ? It was just that when I finally met Josh Dickinson after many back and forth emails all regarding my dream area to purchase a new home. I highly recommend Josh is you are looking in the Richmond View/ El Cerrito & Berkeley area ! He is very easy to work with and really takes the time to make sure we are happy with the home we purchased right to the end and even helping us out after with any questions we might have.

Like many first-time homebuyers, the world of real estate was a complete mystery to us. One thing we learned after looking for two and half years (and going through two other agents) was that you can’t underestimate the help of a good realtor. And Josh is a great realtor. Josh excels in the two most important aspects: listening and analyzing. When we first met him, he spent the evening talking to us about us—where we had come from, where we met, why we liked the Bay, trips we’d gone on, our kids and their activities, houses we’d liked, and so on. Both my wife and I agreed how unique it was to find such a great listener. And this wasn’t just empty small talk! He was building an understanding of our interests, our priorities, our likes and dislikes. I think this was brilliant because these fundamental issues of "who we are" are reflected in what we build around us, including our homes. This was the first time that we felt someone was truly interested in understanding US. This is a cornerstone of Josh’s success, and how he helped us find such a great place so quickly.
After these initial meetings, Josh honed in our likes and was sending us tailored e-mails with potential properties. Unlike previous realtors, we were not bombarded with every house in area, but only the ones he knew had met our criteria. And he could only pick these because he had taken the time to know us. This type of service can only come from someone personally interested in you.
Immediately we found a potential property, but did not put in an offer. We did, however, have a chance to see firsthand how the process would go. Josh evaluated all of the data and provided us with a price that he thought would be needed to be in the running. We were impressed to see Josh putting himself out there right away, telling us: this is what I think you need to do, and here are the five reasons why. There was no crystal ball or voodoo, just the data and his sense of the home. When the dust settled, we found Josh’s advice was spot-on, a fact that provided us even further confidence that Josh was not only good at understanding us, but good at understanding the market as well.
The next house that came along charmed us both tremendously, and we told Josh we wanted to make sure we were in the running. Of course, as luck would have it, our first bid with Josh was a winner, and we now own the house (or will 30 years from now!). The whole experience—from the initial meetings through the home search through the purchase—was top quality. Josh was like extended family, even after the winning bid, helping us to put together all of the pieces that need to fall into place just right to close on a house. Meet him once and you’ll see he’s someone you can trust: respectful, honest, smart, and kind. The homebuying process can be so difficult—you'll do yourself a favor if you ensure that you are with someone who is both competent and caring. Pick Josh.

Josh did a great job selling our condo in Marina Bay. It was a second home for us that we didn't use often. Our primary residence is in southern California. Josh took care of everything so we didn't have to make several trips back and forth. I highly recommend Josh.

We worked with Josh on the purchase of our first home. We found him to be very professional, knowledgeable and low pressure. He worked with us to find the perfect fit in our own time frame. He was very patient with us and was able to answer all of our manic questions. He always made himself available to us, even at odd hours. We definitely felt like Josh had our best interests in mind and was able to provide valuable insights into the homes. Even though I am a contractor by trade, I still found his observations invaluable. We would definitely recommend him to first time buyers.

Josh was great to work with. He knew the areas we were looking in, was patient with us as we went back and forth about the location and honest and direct in his assessment of the areas. He worked well with our busy schedules and is a very humble person, not at all pretentious.
We purchased a nice home in Pt. Richmond and are so incredibly happy with our purchase. He was patient, knowledgeable and very helpful throughout the entire process. There was little we had to worry about working with him.

We were very fortunate to work with Josh on the recent sale of our home in the East Bay. He led us through the entire process, including helping us set the right price and preparing the house for sale (cleaning, repairing, painting, and even staging the home). All of the many documents required for the sale were completed online (via e-signature) without having to scan, fax or mail anything - this was extremely convenient and sped along the entire sale process. Josh was impeccably professional, up-front, and responsive during the process. Thanks to his thorough and well-made online and print advertisements, we were able to rack up three offers within ten days of listing, all for thousands over the asking price. He worked hard behind the scenes for us, dealing with the homeowners association and other realtors, and the result was a super smooth and well-coordinated sale. We have owned and sold three homes both on our own and with realtors, and Josh is clearly the top realtor we have ever worked with. We recommend him highly, with no reservation.
I am very happy to recommend our highly-talented partner in real estate, agent Josh Dickinson. Josh recently helped us locate and negotiate the commercial lease for our wine bar in downtown Berkeley. Finding the right location was a huge challenge, one which took over 4 months and one which Josh stuck with us through, remaining upbeat and optimistic throughout and more than willing to do the legwork for. After finally confirming we had the right location, the negotiation process with the landlord was also very long and arduous one. Josh maintained his patience and levelheadedness throughout the negotiation, consistently representing us in a firm but amicable manner which resulted in a very successful negotiation where we got the space for less than the advertised rate along with many added on landlord improvements to the space as well as several months of free rent.
Josh is extremely savvy and has great tact in negotiations. His communication skills are top notch. He always kept us up-to-date and never delayed on any time-sensitive correspondence. He has a great knowledge of real estate law in California. He is an expert in the East Bay real estate market having done so many transactions and being a local resident. Perhaps best of all, Josh is a great person and it's been an absolute pleasure working with him on a daily basis. I can not recommend Josh strongly enough, as he is a highly-valued partner of my company.

Josh recently helped us purchase our first home. House buying can be an intimidating undertaking and it seems that this is especially true in the Bay Area. We were fortunate to run into Josh while exploring open houses and he became our agent. We recently found the right home and Josh was an invaluable help and resource throughout the entire process. Josh is extremely responsive and uses Docusign to enable signing documents online, which made making offers much easier. Most importantly though, he really understood what we were looking for in a house and always provided genuine advise that we quickly learned to trust.
