Listed, but didn't sell my home in 2012.
Judith was great to work with during the few months I was trying to sell my condo. Eventually I decided not to sell. During the process I was out-of-state but despite that logistical complication everything went smoothly thanks to the professionalism of Judith.

Listed, but didn't sell my Condo home in 2012 in Broomfield, CO.
Agent was less than pro-active. It took her 24 hours to respond, and when she did it was from her phone, with another personal excuse. My expectation is that an agent informs the client when they are going out of town.

When asked to measure and list room dimensions she said "yes" and then put fake ones on the listing.

Had open houses and didn't have people sign-in, can't follow-up without names & numbers.

Let agents show property and not follow-up.

Left property unlocked.

Yelled at me (the client) when requested to list escrow at larger percentage. Then, said she wouldn't recommend my property because escrow was at 5K!

I had to tell her what the competitive market is and told her when new properties were listed.

Doesn't list on most social media. Basically put the property on MLS and didn't bring buyers.

She thought our contract ended a month before it actually did. At that point I told her the contract was terminated.

Requests for lock box code went unanswered. Requests to remove Zillow listing went unanswered. Agent didn't acknowledge termination.

Despite contacting Lisa Klemanski - the owner - neither one responded, until 14 hours later and it was via email with an excuse as to why she couldn't help. She never followed up with me when I informed her I terminated the contract with Judith.

Clients - sellers/buyers - need to take control of their transaction.

In the 60 days I had this listing, I held two open houses and had the property shown close to 20 times, and followed up on each showing with feedback requests. I diligently worked to sell her home and it was listed on 17 different web sites. All her email and phone messages were returned within hours, always less than 24,. I was unable to respond to her demand for me to contact her on a non-emergency issue within one hour, because I was flying and did not have access to my phone. My best professional advice to her was not to ask $10,500 in earnest money for a $200,000 condo as 1% of the sales price is standard. I advised her that $5,000 was also high.There are other issues that I could address, but do not find that necessary. While we never want to have a client less than thrilled, my broker and I determined that this was not a professional relationship that we should continue.

Bought a Condo home in 2012 in Shanahan Ridge, Boulder, CO.
Judy helped me buy my first house. As a long time local resident, she knows Boulder well. She also has a strong grasp of real estate and the process for buying/selling homes. She regaled me for hours about different real estate options, pros and cons, and so on. And her negotiation is top notch, she basically got me everything I wanted, and was able to really press the seller when needed. With all of the real estate horror stories out there, I was impressed at how easy Judy made the entire process.

Showed home in 2012 in North Boulder, Boulder, CO 80304.
I would not hesitate to recommend Judy for any real estate needs. She is a master at negotiationas well as exceptionally knowledgeable about the area which is quite helpful. Buying a house can be stressful and with Judy its less so as she carefully explains everything and really takes the time to get to know you and your specific needs.

Property manage a Single Family home in Louisville, CO.
I moved out of state in 2011. My plan to rent my home to a friend fell through after I left the state. I needed a property manager ASAP who could handle a difficult situation. Judy evaluated the property and the Boulder rental market. We agreed on a price and lease terms. Judy set up ads and showed the unit several times in the first two days. By the end of the second day Judy had three potential tenants. Her concise descriptions of them made selecting one easy. Judy followed through with a credit check, security deposit, and lease signing. Because I was out of state Judy went above and beyond her responsibilities as an agent. She took care of cleaning and got rid of the things I'd left behind. We've had zero problems with the tenant Judy found, and they signed a lease for another year.

Its valuable to me to have someone I can trust with this property. Judy has past experience managing properties out of state, so she understands what absentee owners have to deal with.

I'm confident that Judy can handy any property and situation effectively and quickly. I recommend her to anyone who needs their property managed.
