Sold a Single Family home in 2014 for approximately $850K in Phinney Ridge, Seattle, WA.
We had a fantastic experience with Team Vija. They gave us great advice on how to get our house ready to sell (including what not to worry about!), they did a great job staging, photographing, and listing the place -- and we had a full-price offer on the first weekend! They kept on top of the transaction from start to finish, which was really helpful since we live out-of-state now, and everything closed without a hitch.
I had the pleasure of spending a few weeks with Kayla looking at properties. The amount of time she put in to find EXACTLY what we were looking for was unbelievable! She is the type of Realtor that really listens to what you want but adds a twist to challenge what you THINK you want. Becoming familiar with niche areas we hadn't otherwise considered really made us re-think our wish list and opened up the Seattle market to another level in our search. Kayla never made us feel pressured or rushed in any way and was absolutely open to more research/follow-up on the properties we were really interested in. When we decided to lower our purchase price, she didn't flinch at the idea of having to begin our search anew. Kayla always has a positive outlook and a cheerful demeanor, making it easy to communicate your needs every step of the way.
I was very excited to work with Vija on the sale of my home. I chose her out of five different listing agents based upon her great personality, wonderful marketing ideas, and belief that she was very proactive and responsive. Unfortunately, the entire process was not what I expected. Vija was off on vacation, had personal issues and was not communicative until I received an offer. The marketing was substandard as they never posted the video of my home, I only received about 20 copies of the final brochure and the other had poor grammar and misspellings. The most disappointing aspect is that there was not strategy employed and I believe I received less for my house than I might have if I used a different agent. When I expressed my displeasure with the experience and even contemplated pulling away from the deal when the negotiations were stalled and the deadline for response passed, she informed me that both she and the buyer's agent might file a lawsuit! I told her there was no legal basis and that I was just exhausted and disappointed with the lack of communication and poor marketing. The Vija team also had a lot of turnover which just further added to the poor communication and follow through. I am a very positive guy so I absolutes hated having to complain so much through the process. With all that being said, I was lucky enough to sell the home at the lower end of my expectations and worked with a different and wonderful agent when I purchased my new home.

Thank you so much for your review. We appreciate that when clients don’t get the price they want on their home the entire process can appear frustrating. We sold this home in 47 days & double the average price of this neighborhood. The most important thing to us is our clients, so we will go over this as a team to see if there is anything we need to look at moving forward. We have sold over 50 homes this year with very happy clients, 14 of whom had multiple offers. It is important for us to point out that we would never instigate a lawsuit for the item mentioned. Ever! Vija is very realistic and direct when communicating with her clients, and in this case wanted to point out that the OTHER agent involved in the transaction would have had the ability to direct a lawsuit towards a defaulting seller in order to get their commission. Vija was merely pointing this out to protect the seller, not in any way to instigate or be part of any type of legal action. We appreciate your feedback
We so enjoyed working with the Vija team. Everyone-- from Vija herself to everyone on the team was knowledge, professional, and so courteous. Working with Caitlin was a true pleasure, and she made our selling experience comfortable and easy.

Thanks so much Nick! In this case, we are proud to have been given a directive of "sell our home in 30 days so we can move!" and to have sold it in 10 days! Thanks for being such great partners in the process and we are excited to work with you again should you move back to this area!
Sold a Single Family home in 2014 for approximately $375K in Garfield, Seattle, WA.
Vija heads up a team of real estate professionals that cover all aspects of property marketing. Every action they perform is reported in a timely way so the client always knows what happening. She even arranged for staging of the property she sold for us, so it always showed well.
Vija has contacts that she can call on for just about anything that might come up. Selling real estate is stressful...but she'll make it seem less so. Do yourself a favor and join the Vija team.
Sold a Single Family home in 2004 for approximately $1.1M in Madison Park, Seattle, WA.
I've known Vija for several years and she's helped me and several people I know complete a number of residential real estate transactions. Vija is accomplished, responsive, precise, and a good negotiator. She is also an excellent advocate for me, the client, no matter what side of the buy/sell equation she is on. I highly recommend Vija Williams.
Vija Williams and her team were utterly perseverant in selling our home, going above and beyond to get things done that were difficult for us as out-of-state sellers. Her negotiating skills are second to none - I would put them up against any realtor's, anywhere. She eats, breathes and sleeps real estate, is unflappable and savvy, and her instincts are always exactly right. Her team is generous, quick and extremely fun to work with, too.
I wouldn't just recommend Vija Williams to a friend selling or buying a home - I would insist on it.
Sold a Single Family home in 2013 for approximately $250K in Admiral, Seattle, WA.
My wife Tracy and I can't say enough good things about our positive experience working with The Vija Team at Keller Williams on the successful sale of our rental investment property in W. Seattle. The house was a bit of a tricky sale but Vija and her team navigated the process in such a professional, and effective way. They know how to get the word out in a 21st Century where multiple promotional channels are necessary; they are well known and have strong contacts throughout the Puget Sound real estate industry; and most of all, they were all so personable to work with! We highly recommend them!
Sold a Single Family home in 2012 for approximately $675K in Yarrow Point, WA.
I have worked with Vija for the past ten years both personally and professionally. I find her invaluable. She is a realistic reasonable voice in a consistently volaital market. I value her experience, advice and would readily recommend her for buying or selling a home.
Sold a Single Family home in 2012 for approximately $350K in Renton, WA.
I have had the pleasure of working with Vija on two separate home sales; both of which I have been extremely satisfied with. Initially, I needed help with a family estate sale and had two agents to choose from. Vija was one of these two. Both agents were likeable and worked for established reputable firms in the Seattle area. Having trouble deciding who to choose to represent us, I asked both agents to write up a business plan and family members scored the results. Vija won out with her exceptional attention to detail in all phases and included a timeline of events plus a plan for contingencies. I would not hesitate to recommend Vija Williams to anyone searching for a real estate professional to work with.
