Benjamin as a potential buyer I have to second the notion of not pricing high. If i look at a home these days and they are on the higher side of asking prices in the area, I just walk out and move one...no sense bidding on something high when there are 5 other similar houses for sale on the same street.By the way....needtosell, I think most sellers where I live (sacto, Ca) would be THRILLED to have an offer so close to their asking. Maybe your area is more stable.

Hmmmmm...New York, hope you all love it! Too many people and not enough plants for my taste. In any case, lots of people around here tried to make that same argument. "My area is really nice, so it won't go down a penny"! The values have been dropping anyway.

Yes I for one think it is a great idea to encourage irresponsibility by mopping up other peoples' self created messes. I'd hate to see people held accountable for the decisions they make in their own life. So let's take money from everyone responsible who didn't overpay, and use it to help out the irresponsible ones who did.What is it Republicans are always complaining about? Oh yeah! Wealth redistribution.

Of course not,....illnesses, accidents and catastrophes, are not acts of irresponsibility,..but in the current market, that is not what we are really talking about for the most part is it? We are also not talking about the victims of some natural disaster, like Katrina (don't get me started there). We are talking (for like 90 percent of people who are going under) about people who bought too much home using risky loans, betting that the market would continue to rise. They gambled and lost. The government has no more place intervening on their behalf than if they had lost money in Vegas. If Bush plans to offer lower rates to those who got in over their heads,..that is a government subsidy (ie. handout), and that money has to come from somewhere....

Hey Justyn,...I disagree. i will be looking specifically for a fixer (though I will of course expect it to cost less than remodeled houses) when the market here pans out. I'm in Ca,...so you know that's still a while out.

You could probably write your own book on the California market. Prices flew up to Olympus and now they are falling back to Hades. If the military is bringing good paying jobs to your region, and keeping prices high..relish in your good fortune. You say "Someone asking for a 20,000 dollar plus price reduction on an already reduced price in my location just doesn't make sense to me". Let me assure you in about 6-12 months I will be doing exactly that. Bidding low on already "reduced" property. If you can sell so close to your asking,..tens of thousands of Californians are jealous of you.

There is no way in Ca right now to buy a house, rent it out, and be anywhere close to cash flow positive.
