So, lovenyc, what did you decide to do? Did you sell successfully? Boulder is a hot market so hopefully all went smoothly. Hailey appears to have revived your old post and commented "buyers have no imagination and if their first inclination is that they don't like the color, it might be hard for them to imagine a neutral color" I am a buyer with plenty of imagination, and know how much work it is to change intense paint colors. An intense bright green is likely to take two layers of primer and two of the replacement color. When the color is in a room used several times a day (such as the kitchen), if there are two equivalent homes I suspect most would chose the one where color was not an issue. If it were a back bedroom, the buyer may be more forgiving. While the current owner may love it, a buyer walking in and thinking "yikes" is not a strike in favor of selling the house. If I loved the house and there was no competition, I'd simply discount my offer to compensation for the inconvenience and expense of repainting.

The ratings from greatschools.org are synced with zillow every few months, so it is not unusual for one to find discrepancies. If schools are important, you may wish to start your search at Zillow (or elsewhere) and confirm it both with greatschools as well as other sites and information sources.
Lack of a garage with a 4 bedroom house is likely to be a serious mistake. Do other houses in the neighborhood have a garage? If so, the removal will cause the value to plunge. Invite a couple of local agents out for some input on your particular home.
Are you trying to buy a short sale? If so, you have incredible patience. Ask yourself if you are willing to play their game any more. If not, move on. If you can wait longer and really want the place, then stick with it.
Are you referring to your client's Email? If so, pick up the phone and talk with them. Coach them through finding the place to click "write a review". All set! (Thank them profusely when they do and it gets posted)
If you wish an appraisal for purposes such as settling an estate, you can order your own by contacting a licensed appraiser. The cost will depend on a number of factors, including the size of the house. A quick phone call to a local appraiser will give you an estimate. It is likely to be several hundred dollars (e.g $500 or so) for a modest house. If you are wanting financing, the lender will initiate the appraisal. Ask your lender for an estimate.Or, finally, if you are looking for a free estimate (from a computer) of your home value you can enter your address and get a Zestimate from Zillow. The FAQs on Zestimate are essential reading (Zestimates are not appraisals)
