Why did Zillows put a very bad photo of my house while my son was washing the car?

Welcome to Zillow.  Perhaps some background would help.  There are things you can do to make things better with the way your home is shown on Zillow. Photos come from google street view.  Zillow has no control of these, they simply subscribe.    If you are offended by photos of your home, you can contact the google street view folks.  They don't delete most photos, but do blur identities (faces and license plates).    The photos are a  snapshot in time of what was happening when the google street view car drove by.  The average person knows that and will not judge your house on that.   The google car tends to drive by few years, and are not on demand.So, if you wish your home photo to be updated with the new driveway, modifications and no one washing their car, take your camera outside on a nice day, take a photo that meets your desires and upload it to Zillow.   It won't bump the google street view photo off the site, but most people will focus on your great photos.  If there are home facts that are incorrect,  claim your home and edit it.   With square footage, read the section in the Zestimate FAQ "I just edited my home facts, when will the Zestimate update?" If you disagree with the Zestimate, share your opinion in the "owner estimate" section.   If you think your remodeling should add to the Zestimate, read the FAQ and ask your tax assessor to up your tax assessment so Zillow can find the benefit in public facts. It would be nice if a free site could be customized to put appraisers out of business and offer free customized photos at the best viewing time, but at this point it isn't possible.   Zillow can be a source of valuable data about areas, but doesn't substitute for an appraiser.

tennbad - would you mind share which state you are looking to buy?I know some Virginia agents have posted  a work around to the statement in this thread from the Virginia agent, and they've posted it as they disagree with the "requirement".   I would be delighted if the cost approach to buying and selling homes would change nationwide as per some of the DOJ suggestions.   In fact, a $/h approach would be fine with me .  The buyer's agent document is, IMHO, regressive because they are wanting it both ways - use the lucrative old model, but force extra costs on the buyer if the old model doesn't work.     If you are in a state where it is a choice, look for a good agent who doesn't force it on you.  There are many out there.  (been there, done that)."firing" an agent from a buyer's agent relationship after you've signed a contract is not as easy as some imply

Please help - under contract REO property but repairs are not being done under permits

Have your agent ask the question again to the seller (bank's rep) about permits, and remind them that work done by a licensed contract and  permits fully signed off are mandatory for your acceptance of the repairs.      After the repairs are done, you should have an acceptance period when again you can ask for the contractor's license information and the fully completed permits.

You can advertise your lot FSBO on Zillow for no charge.  If you follow the instructions linked below your answer, you will find a section where you can chose home type and one option is "Vacant land".

buyer broker agrements?

In most states, there is no obligation to sign a buyer's agent agreement.    In some states there is an obligation, but a good agent will only require that the buyer sign it a day or two before closing to cover all bases (at that time, I probably would do so).My humble opinion is the agents who push them the hardest are the least confident of their skills.   If they do a good job, I (a consumer) will be loyal.   If they do a bad job, I'll move one.    (I'm likely to get bashed for posting that! hang on for the ride!)

Buying rental house in Las Vegas

As agents aren't allowed to post contact information in the advice section, have you tried pulling up names of local agents and starting some phone interviews?   Read their profiles to see what they specialize in, not all are willing to help investors but there are surely some who do it well.

Zestimates

Best wishes  finding another site or sites that give you the free estimates to the accuracy you desire.   Zillow addresses their accuracy in their FAQ about accuracy. Zillow knows they don't meet everyone's needs. My neighbor's house sold recently, actual sales price was 99.98% of the Zestimate showing on the day it was posted for sale.  So, yeah, it was off too.  (Trulia was 20% high, several others were 15% high, none were low)
