I would call anonymously, but I suspect the worst that could happen is retroactive permits.  If you know that the half bath was constructed without permits, then you will have to declare this on the disclosures.   Buyers don't like to purchase when there are unpermitted areas, so be proactive.   A fan is not hard to install.

@Mya:   As a purchase offer is a legally binding document, what do you do if your clients end up with three or four accepted offers?    I'm equally shocked you'd let them end up in this expensive legal pickle!

Solutions:1.  Keep paying.2.  See if you qualify for a loan modification.  Were these primary purchase loans?3.  If you've  had a hardship (resulting in lower income, major medical issues, divorce, death etc), you may qualify for a short sale.   The lender makes this decision, not you.4.  Foreclose or walk away.There are tax and credit implications (as well as inability to obtain a mortgage for some time) with short sales, foreclosures, deed in lieu etc.   Please consult with your attorney and/or CPA first.

If you (as an agent) have a property listed through a data feed, you must remove it from the data feed.  (Most MLS do not feed to Zillow, so you can find your data feed on the bottom of the property details page.)   If it was listed on Zillow manually, remove it manually with "cancel".  Make sure you remove all the photos. You and your client can learn more about Zillow's policies on public data on homes here.  The bottom line is the data that Zillow presents on its site is data compiled from public data sources, and Zillow does not remove that data from their site.  If they wish to hold someone liable, perhaps the government sources that release the data are the appropriate ones.  (In addition, there are several other sites such as trulia, redfin etc that present the same public data.)

How do I add or remove pictures from my listing?

@Mya:  Most regional MLS are not syndicated with Zillow.  Perhaps yours is, but most aren't.  Hence, there are other approaches to get photos on Zillow.

Old listings on Zillow, houses that have already sold. The agents don't remove- what to do?

@Mya:   Zillow is not syndicated with the regional MLSs in most parts of the country, so your comments are not accurate.  Therefore, if an agent wishes their listing to be on Zillow, they (or their broker) must get the information into a data feed that actually goes to Zillow.   If the agent isn't responsible for their listings and feeds, who is?

The subdivision can't be edited by the user (unless perhaps Mya will give more details on how this is done).     Zillow gets the maps from a third party provider, but it doesn't hurt to flag your property (report property) to alert Zillow that their provider is providing maps with errors.
