Sold a Condo home in 2014 for approximately $425K in Culver City, CA.
I would definitely choose Yumi over anybody due to the following reasons:

Situation: 1. Tight budget to repair 2. Limited time to sell(Two months) 3. First time seller

Yumi's action: 1. Listen and understand the situation 2. Carefully engineer the plan and make a suggestion according to the plan. 3. Find the most economical ways to repair (Yumi has her own repair crews to recommend and they have done the outstanding job). 4. Yumi does know how to STAGE for listing.

Most of all, she is caring and warm hearted person that you would want her as your friend and sister. Thank you so much Yumi.

My husband and I decided to buy a condo or a house in Culver City in the beginning of 2013. I found Yumi through Zillow and was immediately contacted by her. In all of our dealings with her, Yumi was calm, patient, and very professional. She gave her honest opinion every time we toured a potential home and we never felt forced into buying a property. When we found a house we liked, she was so proactive and helped us get our new house! I couldn't imagine a smoother process than what we experienced with Yumi. And when we needed inspections, she was always happy to meet our subcontractors and was incredibly helpful. I would recommend Yumi to any homebuyer - she's the best!!

My wife and I wondered if she ever slept because she was always available to help with the complexities and negotiations that came up during our escrow. Simply put, Yumi was always available for us. After spending far too many hours searching websites and listings for properties in Culver City CA... we found Yumi. A listing on Zillow caught my eye and I called 2 agents here on Zillow. Yumi responded instantly and it was a call that changed our lives. (For the better) As first time buyers she held our hands and walked us through the entire proccess. We were lucky enough to get that house... the first house we ever put an offer on. Thanks to her efforts. She is knowledgeable, caring, dilligent and honest. From the moment we met Yumi we liked her. She has a beautiful open spirit, so much integrity, humanity, and a love of people and helping them find the right place to make a true home. Yumi is completely down-to-earth, easy to talk to, knowledgable, and responsive. She is about building a relationship and truly understanding what you want and need. Yumi showed us many homes and went into a number of "bidding wars" with us. She worked hard with us to get a short sale because of our budget. She was strategic, fun to work with, easy to get a hold of, encouraging, and committed to finding us what was right for our family. We bought a short sale home and she was 100% committed to working well with the seller's agent, keeping us informed, and doing whatever she could to make it a smooth and successful process to the very end - and it was. We love Yumi. Her spirit is beautiful. We love our home. If I had to pick only one word to describe Yumi it would be "integrity." She is honest, caring, and only wants what is best for you. As a home buyer, I was looking for a real estate agent in the Culver City area. I chose Yumi Mandt-Rauch after reading her clients' reviews of her. She turned out to be exactly what I wanted and even more. She isn't solely a real-estate agent, she is also a very ethical and good-hearted human being. Also, she is extremely patient. I would call her with one question, and she would spend half an hour answering my question and informing me about other real-estate related items. I love patient people like that. She never sounds like she is in a hurry and cannot talk to me. I always felt she is there for all of my real-estate questions and needs. She made me feel like an important client. She will take whatever amount of time is necessary to answer any questions, research any items, meet her client's needs, etc. She also puts a lot of careful thinking into any situation in order to reach the most logical and best outcome. She is warm-hearted, moral, friendly, caring, family-oriented, and a great soul. I would recommend her to anyone looking for a reliable real estate agent. She follows through and responds to all voice mails, e-mails, and text messages in a timely fashion. Sometimes I would receive e-mails at midnight because she is constantly working. She works non-stop and can always be counted on. I recommend Yumi to anyone who is looking for an attentive real-estate agent who will also end up becoming a close friend! Found a tenant for a Single Family home in Mar Vista, Los Angeles, CA.
I engaged Yumi Mandt-Rauch for an apartment in Mar Vista which had not been vacant for 10 years. For over a month, Yumi supervised, and worked herself, in bringing the apartment into perfect condition. She recommended regrouting the tiles, resurfacing the enamel surfaces in the kitchen and bath, inspected and recommended the touching up of the paint which had been done the year before, including painting inside closets and shelves, fixing doors and windows to work smoothly and cleaning every square inch inside and outside. She made sure that both the cosmetic and the mechanical aspects of the apartment were to her satisfaction. .She was very hands-on, doing some of the labor herself and working effectively with my handiman whose English is somewhat limited. Yumi speaks Spanish. When the apartment met her very excellent standards, she brought in a few pieces to "stage" the apartment. She then worked with a professional colleague who locates appropriate tenants. Within a few weeks, they had located a very desireable tenant, drew up the lease to both protect me and to conform to Los Angeles laws and statutes, and facilitated the signing process. The tenant has been wonderful. The work Yumi did was excellent, and work I could not have done on my own. I would use her again in a heartbeat.
