7 Important Questions To Ask Yourself

 

  • Do you know what your home is really worth?

Pricing is one of the most important factors in trying to sell a home. If you price it too high you will lose potential buyers. If you price it too low you will lose valuable equity. Home values change constantly. What did other homes in your area actually sell for?

 

  • Can You Show Buyers How Other Homes Compare?

Buyers will want to see how your home compares to other homes in the area. CMAs and listings aren’t enough. Buyers want to be able to walk through and compare each and every feature of the homes. Do you have the ability to show them other homes?

 

  • Are You Always Available?

Buyers do not like having to wait to see a home. Often times they expect to see a home with only moments notice. Are you able to show your home any time of the day, and any day of the week?

Do you have time to prospect? Only 50% of buyers look in the newspaper to find a home. 82% of buyers use a Realtor. Do you have time for open houses? 39% of buyers attend open houses. Are you able to answer calls any time of the day? Will you be able to leave work to show your home? Selling a home is a full time job. Can you juggle two full time jobs?

     

  • Can You Sell Your Home Without Getting Emotional?

      Buyers will pick apart every last detail of your home. They will often have harsh criticisms and objections. Can you handle it? Sellers want to get the most money for their home, and buyers want to most home for their money. Buyers will not appreciate your home the way you do, so you have to be prepared to keep smiling regardless of what buyers say about your home.

 

  • Do You Know How To Negotiate?

       You don’t want to give away too much and leave yourself in a poor bargaining position. Do you know what to say and what not to say? Do you know what questions to ask buyers? Do you know how to qualify a buyer?

 

  • Are You Familiar With Financing?

        Most buyers do not come with financing already in place. Do you know where to send them? Can they afford your home? Will they qualify for a loan? You do not want to waste valuable marketing time tying your home up in a contract with an ineligible buyer. Using an agent that is also a lender poses many potential problems. Choose and agent that IS and agent. You would not hire your attorney to perform brain surgery. Choose a professional that practices in his or her profession.

 

  • Do You Have Time For Everything?

        Selling is more than just listing the home and waiting for buyers. You must have time for research, advertising, flyers, open houses, taking phone calls, showing the home, staging, negotiation, contracts, etc. Not to mention finding a new home and preparing for the move. You also have to be aware of your legal responsibilities and disclosures. Do you have a marketing plan? Are you prepared to show a buyer your home multiple times, and how will you close the deal? Are you prepared for all the work involved?
