Fixture(s)

Anything that is permanently attached to a property is considered a fixture. One good way to think of a fixture is that if it is moved or removed, it would damage the property. Examples include: plumbing system, electrical system, ceiling lights/fans, doorknobs, trees, and fences.

 

Items that are easily removed from a property without damaging it are considered to be personal property. Examples include: washer and dryer, curtains (not the curtain rods), refrigerator, stove, and lamps. In other words, anything that can be moved without damaging the property is considered personal property and not part of the home. However, if appliances are permanently installed or attached to the home, they are considered to be fixtures.

 

To avoid surprises after the sale of a home, the seller will specify what items will "stay with the home" in the contract.
