Let’s face it, no one likes to pay a real estate agent a commission equal to 5 or 6% of the sale price of their home. In a lot of situations, you can’t afford it! In the past, not being listed by a Realtor meant not being able to take advantage of the most powerful marketing method in the history of real estate: the Multiple Listing Service. That scenario is changing.
Entry-only MLS: an arrangement under which the listing broker enters your listing into the MLS, but does not provide any of the following services:
- will not arrange appointments for cooperating brokers to show the listed property to potential purchasers but instead gives cooperating brokers authority to make such appointments directly with the seller;
- will not accept and present to the seller offers to purchase procured by cooperating brokers; instead gives cooperating brokers authority to present offers directly to the seller;
- will not assist the seller in developing, communicating, or presenting counter-offers;
- will not participate on the seller’s behalf in negotiations leading to the sale of the listing property.
Ask an agent in your area if their Multiple Listing Service will allow Entry Only or Limited Services. Charges vary.
