Definitions vary, but generally, it's when a broker has a signed listing agreement or contract to sell someone's home, but they do not disclose the property for sale in the Multiple Listing Service or advertise it openly.

 

Reasons for this vary:

  • It's so the listing broker can get the full commission, rather than share it with another broker.
  • It's to protect the seller's privacy.
  • It's to be more selective about the buyer.
