This article on square footage states that "builders like to measure the exterior of the building," which can add considerable square footage to the home. They are right. All dwellings, (excpept condo units) should be measured from exterior dimensions. First floor taken from actual exterior measurements and second level dwellings sometimes have to be measured from interior measurements, and then add the width of all exterior walls. The exterior methodology is the "standard" per "ANSI" and the "American Measurement Standard." There is a book entitled, "Size Matters" that explains all the rules and details of square footage.
