Texas land prices hold strong and continue to rise to record levels. The five-year trend from 2001 to 2006 showed a 72% increase in land prices with a 12% return per year over that period. Did your stock fund increase that much in the same year?
Some basic requirements to keep in mind are:
- Site size and shape
- Corner influence
- Sub-dividable
- Topography: Land’s contour, grading, natural drainage, soil, view and usefulness
- Utilities: Sewers, drinking water, natural gas, electric, telephone, cable, etc.
- Site improvements: Landscaping, fences, gutters, walks, drives and irrigation
- Accessibility: Parking, location, streets, alleys, connecting roads and highways
- Environment: Climate, adequate water supply, air quality, rivers, and lakes
