A professional appraisal assures that your property is being priced right for your marketing (listing) period. This is important and may save you time when selling. It also assures that you will receive the maximum price that your market indicates on the date of valuation. Those who try to set a price without this service often find that they have received less then market value after closing.
Others find out during the listing period that their price is above market and then they must lower their price to obtain a firm offer. This delays the sale of your property and often makes the sale more difficult to consumate. Appraisers who have earned a designation (such as SRA, SRPA, or MAI) are professionals who have been adequately educated to perform professional valuations.
