Tenants may use any company they'd like for phone, TV, or internet service. 2228 Canyon Blvd. is an 8-unit building located in the Goss/Grove neighborhood that offers easy access to the CU and Naropa campuses, as well as Pearl Street and 29th Street Malls. Off-street parking is shared by tenants, as is the yard and picnic area. Apartment #3W is a top level unit on the west side of the building. This unit is two-story with the kitchen, living room, half bath and a smaller bedroom on the main level. Two larger bedrooms and the full bath are on the upper level. Each apartment has a fireplace in the living room, and an extra storage closet in the enclosed/common hallway on the north side of the building. There's a communal laundry room on the property for all units to share. This apartment is rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen. We have a wall A/C unit in the living room. Any other A/C units belong to the tenants. APPROXIMATE ROOM DIMENSIONS: Living room = 15'7" x 12'8" Bedroom #1 (lower) = 8'6" x 8'7" Bedroom #2 (upper left) = 12'7" x 9'5" (+ 8'2" x 3'8" cut out by closet) Bedroom #3 (upper right) = 11'5" x 13' Security deposits equal one-and-a-half times the monthly rent, with at least half due at lease signing. We can setup a payment plan to cover the remaining security and any pet deposits. Since we don't have any application process, all our places are rented on a "first-come, first-served" basis. CATS allowed with an extra $200 cat deposit. ONE SMALL DOG (under 20 lb.) allowed with an extra $300 dog deposit. Certain breeds restricted. We can show the place anytime during our business hours, Monday-Friday, with at least 24 hours notice. Thanks for looking!
